With all the renovation shows on the TV and the “hot” property market, increasing the value of your property is a top priority for many homeowners right now. Home renovations however can be costly and time consuming. Check out the best value-for-your-money renovations you can tackle, below:




Update Your Kitchen

No other room of the home compares to the kitchen when you add value. But updating your kitchen doesn’t have to involve a complete replacement; instead you could opt for a more affordable option and look at replacing cupboard and drawer fronts and/or updating to a more modern bench-top. I've done this many many times - and it's amazing what a big change some clever tweaks can make!

If your layout is functional, the bones are there for you to make the most of. Look to bring in some textures, patterns and technology. Kitchens have outgrown the old white and stainless steel days. At a bare minimum, just painting your cupboards to a more flattering colour and replacing handles could be all you need.  


Update Your Bathroom

Opt for a bathroom refresh that won’t date quickly. There’s plenty to do in this space that can significantly improve value; after all, this is the runner-up room for most added value to a home. Get a quick lift by replacing the toilet and fittings such as towel rail, toilet roll holder and taps. Or if you need something cheaper consider painting the existing walls and wall tiles for a more contemporary look. Maybe a new vanity is all you need. You can pick up a new vanity for $300 or a bit more. Don't forget the cost of plumbing it in though. If your bathroom is structurally sound with minimal defects to the existing finishes (other than out of date colourings, then a cosmetic facelift of the bathroom won’t need to cost you a fortune.



Refreshing your interior with a lick of paint can drastically update the mood and design of the home and it’s by far the least expensive renovation. Look to do what you can yourself and get professionals where you need to for painting; it can really help with your budget. Whilst it might seem overwhelming to paint a whole home, the beauty of it is that you can tackle one room at a time. Just make sure you seek a professional opinion with regards to colours before you pick up that brush as a wrong colour choice can really detract from the new paint job.


Make Some Space
It’s all about open plan living these days and creating a greater sense of space in your home. Particularly older homes can really benefit from this. Knock out non-structural walls to create a sense of flow to the spaces. Remove anything that is closing off a space; it's often fairly inexpensive to do but can have a dramatic affect. However, always get a professional opinion before reaching for the sledgehammer!
